The process starts with Design, which involves analyzing the site, conceptualizing the project, and selecting materials. This is the part where your vision comes alive!
Lemme Design structures follow a stringent Engineering Process to not only provide safety but also efficiency, cost management, and waste reduction. This second phase of the process enables us to accurately forecast project costs.
Construction Documents are then created to follow the specific building codes and regulations of the state and local jurisdiction having authority over the project.Â
The fourth stage of the process is Permitting; permitting of the structure occurs inside the factory with third-party inspectors, while permitting of all site-related components takes place at the local level.
Once building permits are in hand, our fabricators begin the Manufacturing process. This is where the steel frame modules are erected and the shipping containers are modified into modular habitable structures with framing, insulation, electrical, plumbing, drywall, and more.
One of the most compelling arguments for in-factory construction is the fact that all Site Work can be done in parallel with the manufacturing process. While the home is being built in the factory, the site is being developed, and graded, utilities are tied in and the foundation is being installed.
Once out of the manufacturing process, the newly built modules are Delivered and Installed on the foundation and all services are tied in.
The final stage is the On-Site Finishes, which depend on client preferences and local regulations.Â
It is important for all who are reading this to understand that all markets around CANADA are different. There are some states or municipalities that allow the majority of the homes to be built in the factory, while others require a greater percentage of site-building.
Containers can be transformed into many commercial activities,
ideal for Street Food, Bars, Restaurants, and a kiosk on the seafront, but also excellent for Events, Exhibitions, etc., for gyms, offices, and any business that knows how to take advantage of this excellent alternative to traditional buildings.
